Questions, answered plainly.
Don't see yours? Call or text (469) 389-0622, or use the contact form.
Are you the actual buyer?
Often yes. On many deals we close with our own funds and take title. On some, we assign the contract to a buyer in our network. If that is the plan, we disclose it in writing before signing, and the agreed terms and closing date stay the same.
How do you handle my commission?
We honor the buyer-side commission as negotiated in the offer.
What is your earnest money?
1% of the purchase price, deposited with the title or escrow company.
How fast do you close?
Our standard is 14 days. We can close later if your seller needs time.
Will you renegotiate after inspection?
No. Our inspection period is 5 days and we buy as-is. We do not send repair requests.
Can I verify your past closings?
Yes. Call First American Title, our title partner, and ask them about us. Everything is on our Verify Us page.
Why do you text agents?
We contact listing agents directly about properties that fit what we buy. Reply STOP at any time and we will not text you again.
Is this a scam?
It is a fair question. Check our recorded purchases and our title partner. We never ask you for money, and your funds are handled by a licensed title or escrow company.
Do I pay anything?
No. On direct sales we pay the closing costs. There are no fees or commissions.
How do you decide your offer?
We start from what the home would likely sell for after renovation, then subtract repairs, holding and resale costs, and our margin. See how our offers work.
Will I get less than listing with an agent?
Usually, yes. In exchange you skip repairs, showings, and financing risk. Our comparison page shows the trade-off honestly.
Do I need to make repairs or clean out the house?
No. We buy as-is.
Can I choose my closing date?
Yes. As soon as 14 days, or later.
Will you assign my contract?
Sometimes. On many deals we close with our own funds and take title. On some, we assign the contract to a buyer in our network. If that is the plan, we tell you in writing before you sign, and your agreed price, terms, and closing date stay the same.
My home is in foreclosure. Can you help?
Possibly. California has specific protections for homeowners in foreclosure, including a right to cancel. We follow them, and we encourage you to speak with an attorney or a HUD-approved housing counselor.
Can I have someone review the contract?
Yes, and we encourage it.
Do you work with my agent?
Yes.
