A buyer that closes on the terms we write.
We buy in San Diego County and Dallas-Fort Worth every month, and much of our volume is repeat business with the same agents.
What you get from us.
Written terms, fast.
We send a written offer with our standard terms. No surprises in the contract.
Your commission, honored.
We honor the buyer-side commission as negotiated in the offer. You stay the agent from offer to closing.
Clean contract.
No financing contingency. No appraisal contingency. A 5-day inspection period. We buy as-is and do not come back with repair requests.
A closing team you can call.
Our closings run through First American Title. Ask them about us.

How we buy.
On most deals we close with our own capital, take title, and renovate or hold the property. On some deals we assign our purchase contract to a buyer in our network. When that is the plan, we tell you in writing before you sign, as Texas law requires and as we do in California too. Your agreed price and terms do not change.
If we intend to assign, we disclose it in writing to the seller and any buyer before signing. If you see assignment language in our contract, it is there because we told you about it first.
